An official search is the single most important check before buying land. It shows who the registered owner is and whether the property is charged or restricted.
What the search reveals
It shows the registered proprietor, size, user, any charges, cautions, restrictions and court orders registered against the title.
How to do it
Searches are applied for at the lands registry or through the Ardhisasa digital platform, usually by your advocate on your instructions.
Beyond the search
Compare the search with the title, deed plan and what is on the ground. A clean search does not replace physical verification.
General information only, not legal advice. Laws, rates and procedures change, so confirm the current position with an advocate.
Resolve Differences Before Relying on a Search
Compare names, parcel references and the interest recorded against the seller’s documents. A mismatch deserves an explanation supported by records, rather than a verbal assurance that the title is being corrected.
